Building site preparation in Northeast Ohio often starts with the same problem: the lot you purchased — or the section of your property you want to build on — is covered in brush, invasive shrubs, saplings, and years of accumulated deadfall. Before a foundation can be poured, a driveway graded, or utilities trenched, all of that vegetation has to go.
Traditional lot clearing for construction involves a chainsaw crew, a skid loader for stacking, a chipper for processing, and dump trucks to haul the debris to a disposal site. What Building Site Prep Includes
Lot prep with BrushBoss is a complete vegetation removal service. We clear all brush, saplings (up to 8" diameter), invasive shrubs, vines, and accumulated deadfall from the designated building envelope. This includes the footprint of the structure plus the surrounding work area contractors need for equipment staging, material delivery, and utility access.
For most residential building sites, we recommend clearing a zone 30–50 feet beyond the building footprint on all sides. This provides room for excavation equipment swing radius, concrete truck positioning, lumber staging, and general contractor access. For larger commercial or agricultural structures (pole barns, equipment sheds), the buffer may extend 50–75 feet depending on the general contractor's requirements.
Large-diameter trees (over 10" DBH) that fall within the building zone require chainsaw felling, which we can coordinate separately or your excavation contractor can handle as part of site work. Our mulcher processes the sawn material into ground cover after the logs are removed. Stumps within the building footprint need grubbing (root ball removal by excavator) for structural foundation work — this is typically handled by the excavation contractor.
We coordinate with your builder, architect, or contractor to understand the exact site plan before clearing begins. Utility corridor routes, septic field locations, driveway alignments, and designated preservation zones are all factored into our clearing scope. This prevents the "I wish we'd kept that oak tree" conversations that happen when lot clearing is done without planning.
Geauga County Building Considerations
Geauga County's township zoning regulations vary significantly for new construction. Setback requirements, lot coverage limits, and impervious surface restrictions all affect how much vegetation needs to be cleared and where the building envelope can be placed. Soil conditions also matter. Geauga County's clay-heavy soils (the region sits on glacial till with significant silty-clay content) require careful drainage planning for any building site. Before clearing begins, we review your site plan to identify: the building footprint and foundation type (slab, crawl space, or basement — each affects how close we clear to the building zone), utility corridor routes for water, sewer, electric, and gas (these need clear access for trenching equipment), septic system locations including tank, distribution box, and leach field (these areas need complete clearing but minimal soil disturbance), and driveway alignment with adequate staging width for concrete and lumber deliveries.
Timing coordination matters too. Many builders prefer lot clearing 2–4 weeks before excavation begins. This allows the mulch to settle, gives the builder time to verify the cleared area matches the site plan, and provides a window for any survey staking or utility locating that needs to happen on cleared ground. Clearing too far in advance (6+ months) may require a touch-up pass to address regrowth before construction starts.
For pole barn and agricultural building projects — common across Geauga County's rural townships like Thompson, Parkman, and Huntsburg — the clearing requirements are often simpler than residential construction. Pole barns sit on piers rather than continuous foundations, so complete stump removal may not be necessary.
